Special Interest: A grade II Listed mansion, dating from the early 18th century. The garden wall and railings are also Grade II Listed. Each listing has group value with the other. The site lies within the Hampstead Conservation area and the garden of Heath House is designated as a metropolitan open land in the Unitary Development Plan. From 1790 Heath House was the home of Samuel Hoare, Quaker, Banker and Philanthropist. The house also has associations with William Wilberthorp and Elizabeth Fry. Hampstead Conservation Area provides a stark contrast between the dense urban heart of Hampstead and the spaciousness of the outer areas. The 18th century village is still evident, adjacent to the streets created in the Victorian era, as well as many 20th century contributions.
Scope of Professional Services:
Heritage Architecture Ltd were commissioned to undertake the following:
- APPRAISAL OF SIGNIFICANCE: Heritage Architecture Ltd undertook historic research in local and national archives for published and primary sources on the building and carried out an appraisal of significance. Site inspections of the building and the room-by-room identification of significant features enabled the preparation of morphological plans, which depicted chronological changes and were used to inform the design process. In addition, Heritage Architecture Ltd carried out an appraisal of the contribution that Heath House made to the special interest of the Conservation Area.
- VISUAL IMPACT ASSESSMENT: Heritage Architecture Ltd assessed the visual impact of the proposed development on the setting of the listed building and on the townscape, including any effects on settings, views, vistas, aspects and prospects of listed buildings and the character and appearance of the Conservation Area.
- PPG 15 JUSTIFICATION STATEMENT: Heritage Architecture Ltd formulated the justification statement for the proposed alterations and extension to the listed building and alterations to the boundary wall. Heritage Architecture Ltd also prepared the statement for Conservation Area Consent, regarding the proposed demolition of the unlisted rear dwelling and appraised the effect of the replacement dwelling on the character and appearance of the Conservation Area.
