Special Interest: King's Cross Station is of national importance. Listed grade I in 1954, it falls within the top 2% of all listed buildings in England and is one of only five grade I listed railway stations in the country. An early prototype railway terminus, the station has continued in active functional use since it first opened, serving the nation strategically, socially and economically. In addition to being a rare early surviving example of a new building type, King's Cross Station has its own intrinsic architectural quality and is a visually powerful landmark
Scope of Professional Services:
Heritage Architecture Ltd were commissioned to undertake the following:
- SCHEDULE OF CONDITION AND REPAIR: Heritage Architecture Ltd undertook a condition survey of the station and prepared conservation schedules of repair for contract. Our work also involved providing advice regarding tender lists for specialists and craftsmen including the need for further on site investigations.
- TECHNICAL CONSERVATION ADVICE: Our work provided assistance in the production of information, assistance in briefing and liaison with other professionals with regard to ‘holding’ repairs, materials and methods of repair. In accordance with Policy 4.3 of the Conservation Plan – assess impact repair programme, we assessed the impact of any programme of repairs prior to their implementation and advice on appropriate mitigation measures.
- QUADRENNIAL INSPECTION: Heritage Architecture Ltd prepared inspection reports in accordance with guidelines for the Government’s Departments’ part D of the handbook published by English Heritage. Our work involved assessing the general condition of all parts of the building and assessing the progress by which repairs were carried out since the last inspection, including the need for further repairs.
- TENDERING AND CONTRACT INFORMATION: Heritage Architecture Ltd provided assistance/advice in the tendering and contract administration process, included providing the following information; Production information and build quantities, tender action, project planning, operations on site/completion and co-ordination.
- MAINTENANCE PLAN: Heritage Architecture Ltd took into account field surveys and related documentation, which the team then used to formulate a ten-year Maintenance Plan. Our work addressed the requirements for annual inspections, including the preparation of a detailed schedule of items to be inspected and maintenance priorities for specific items in terms of immediate, yearly and long-term actions that were required. In addition, our work considered the effect that users or issues resulting from use intensity on the maintenance of the listed building. Heritage Architecture Ltd took into account priorities and economic factors to produce a best practice approach to resource management.
